LANDOU HAUT – HOUSE FOR
SALE NEAR PUYLAROQUE
The house was built in about
1850 and is of stone construction under a tiled roof. The solid wood front door
opens into a spacious living/dining room, with a large fireplace with a very
efficient log-burning stove, the original stone évier, and French
windows onto the covered terrace, as well as a further door onto a south-facing
patio. The kitchen is large and well-equipped with modern units providing ample
cupboard space, an electric 2-oven cooker with ceramic hob and single-drainer
sink. There is also a utility room, again with plenty of cupboards, a sink unit
and plumbing and space for a dishwasher and washer/dryer. Beyond this is a WC
with basin.
The original staircase rises
to the first and second floors from the living room. On the first floor are two
large double bedrooms, one with an en-suite shower room, and a family bathroom.
On the top floor is a big beamed attic bedroom, off which opens a smaller
bedroom and also another shower room. The house is double-glazed throughout. In addition to the wood-burner, there are electric radiators on the ground floor, and the three larger bedrooms have reversible air-conditioning/heating units. There is mains water and electricity and septic tank drainage, telephone and broadband. Two satellite dishes cater for English and French television. Water heating is electric and supplies an ample cylinder.
To one end of the house is a workshop with a large storage loft, and a three-bay open-fronted hangar. There is also a single car port. The gardens are extensive, mostly laid to grass with a variety of trees including an orchard and several flower beds.
In addition there is a field, currently let on an annual basis to a local farmer, and another area of grassland and trees alongside the country lane. The total ground is about 3 ¾ hectares. Access from the road is via double gates and a sweeping driveway
Landou Haut has been successfully let over the past five years as a holiday home during the summer months.
The majority of the furniture and equipment may be available by separate negotiation.
The asking price for the house
and grounds is €355,000 which does not include any agency fees.
