Every year on the 1st of November there is a ban on evicting sitting tenants even if they are not paying rent or trashing the place. This "trêve hivernale" / winter truce lasts from Nov1st to April 1st.
Landlords in this period cannot evict tenants or turn off gas or water supplies.
We knew about this very soon after we came. There was a farm near our then home, the Presbytere which French neighbours rented out. The tenant was a young man, a real bad 'un, he did not pay the rent or the bills and spent the winter seemingly trashing the place.We remember being amazed that there was nothing to be done till April. In April the young man left leaving unpaid bills and the house and grounds in a terrible state. The French landlord decided never again and put the property up for sale.
