We had two bad renters for a house in Caylus. The first one we went to court to get him out. We were lucky because normally we didn’t had the right to throw him out before the winter but the judge was on our side we could get him out. Luckely he left before we could come in with the gendarmerie (ok we lost more than 6000 € of rent). After this experience we found a very serious couple. Unluckely they divorced and he stayed but didn’t pay his rent. We decided to sell this house because we couldn’t deal with the charges and the stress anymore. But the problem is that when you have a renter, you are not allowed to visit your house. We got permission of the renter but you are breaking the law. So, if the renter want he can accuse you. We were lucky and sold our house but then the troubles started. Because his wife signed also the rentalcontract, she had to sign a paper that she doesn’t want to claim her right to live there anymore (yeah it happens in france that a renter after many years claim that he is living there). But she was left, we found her in Bordeaux and after many letters, even on one day I decided to go there, she signed. The ‘renter’ left on the day of which the buyer signed the salecontract. But left us with lots of dammage. He has kept 3 dogs and 2 cats in the house and they made a big mess because he didn’t walk with the dogs.... Wooden floors, wooden stairs, doors, plasterboard......And it was as new! So he left with uninpayed rent of 5000€ and the dammage to do all the repairing for the new owner.
A very bad experience, renters are to much protected and the people who are renting it out has no rights at all.
